234 East 23rd Street in Gramercy has hit the 50 percent sales mark.

The 20-story building by Naftali Group, which started sales in June, has 30 out of 57 units in contract. Goldstein, Hill & West served as the architect for the classic brick and metal development, while Rottet Studio designed the interiors.

The one- to three-bedroom residences feature solid white oak floors, industrial-style floor-to-ceiling casement windows, loft-like open living spaces and kitchens with white quartzite countertops, silver travertine backsplashes and integrated Sub-Zero and Bertazzoni appliances. Select apartments will have a multi-purpose movable island that serves as a breakfast bar, dining table or bar area for entertaining. The master bathroom is fitted with a Kohler bathtub, stone tile floors, limestone tile walls, chrome Waterworks fixtures and custom vanity with Carrera marble.

The full-service building offers a gym, library with pool table, garden and rooftop deck, complete with barbecue grill and outdoor kitchen.

Pricing for available units ranges from $1.15 million for a 716-square-foot one-bedroom to $2.895 million for a 1,597-square-foot three-bedroom.
