234 East 23rd Street in Gramercy is a refined steal.
The 20-story condo project by Naftali Group has 57 residences, ranging from one-bedrooms to three-bedrooms. Pricing for available units starts at $1.13 million for a 724-square-foot one-bedroom — that’s $1,561 per square foot, a rarity for luxury new construction in the city.
Goldstein, Hill & West served as the architect for the brick and metal building, while Rottet Studio designed the interiors. The developer “made a conscious design decision to move away from glassy buildings and more toward classic, authentic architecture,” Miki Naftali, Founder and CEO of Naftali Group, said in a statement.
Interiors have solid white oak floors, floor-to-ceiling casement windows, flexible layouts and in-unit Bosch washer/dryer. Select residences feature private terraces. Bathrooms have marble-lined floors and walls, custom casement-style glass doors and Carrera marble vanities. The kitchens boast integrated Bertazzoni Bosch and Sub-Zero appliances, robust storage, travertine tiles and natural textures. Some apartments will have a multi-purpose island table that can be used as a breakfast bar, dining table or bar area for entertaining.
Amenities include a doorman, concierge service through Abigail Michaels, second-floor garden terrace, roof terrace with barbecue grill and outdoor kitchen, resident lounge with billiards table, gym, individual private storage units and bicycle storage.
