As the master-planned Emerald City community in North York nears the finish line, Elad Canada is continuing to roll out a number of incentives that are especially fitting for first-time homeowners.

For a limited time, buyers can purchase a suite with only five per cent down. Elad has also announced their Opal suite of the month for Emerald City 2, a two-bedroom, two-bathroom unit that’s approximately 901 square feet. Residents who purchase soon will receive a free parking spot and locker, or $35,000 off the purchase price.

The Opal suite (pictured below) starts at $399,900 and boasts an open-concept living area, which allows light to stream in thanks to the space’s expansive windows. The unit also features a spacious balcony, breakfast bar, ensuite in the master bedroom and more.

Since the community is almost complete, residents can already move into Emerald City 1, and Emerald City 2 will be ready for occupancy later this summer.

Located at Sheppard Avenue and Don Mills Road, the pedestrian- and transit-friendly development sits across the street from Fairview Mall. Residents will also live close to Highways 401 and 404, along with the subway stations and bus routes located on Sheppard and Don Mills.

The good news doesn’t end there. Elad is currently constructing the Parkway Forest Community Centre, a 50,000 square foot facility that’s to be complete by spring 2015. The space will feature a gymnasium, YMCA-run daycare, outdoor pool and rooftop garden. Emerald City 1 will also house a kid’s gymboree and roughly 9,000 square feet of retail space.

The community will contain just over 2,500 suites in total, with four residential buildings and 11 townhomes. Each of the towers will be distinct, like Biyu, a stylish 13-storey boutique condo that features an indoor pool, hot tub and exercise room.

Prices for Biyu start in the mid $200,000s and range from 495 to 840 square feet.
