Just how in-demand are boutique builds in Forest Hill? Before the BLVD and Lifetime Developments project even had a name, the developers were fielding phone calls from excited agents and brokers who had been keeping an eye on the site at 6 Parkwood Ave.

The Code Condos is definitely a rarity. A nine-storey structure made up of 108 suites and 10 townhomes, the condo is in an urban neighbourhood, yet remains distinctive from the towers in the core. Residents will be able to enjoy the intimate, village-feeling of Forest Hill yet still be able to commute quickly downtown.

“The attention the site has already garnered is incredible,” says Brian Brown, Principal at BLVD Developments and Vice President at Lifetime Developments.

Situated at Parkwood Avenue and St. Clair West on a tree-lined street, the address is just steps from the St. Clair streetcar line and a five minute stroll from the St. Clair West subway station.

Southern suites will look over the expansive Sir Winston Churchill Park, Casa Loma and even the CN Tower while the other exposures will offer treetop views of the Forest Hill neighbourhood. Surrounded by a primarily a low-rise neighbourhood and 21-acres of green space to the south, the views are unobstructed and unlikely to change.

Brown says the location is his favourite aspect of the project and entering the lobby off the residential, tree-lined street will emphasize the intimate nature of the boutique building.

The nearby park, Brown notes, is practically an extension of the building on-site amenities. “You have tennis courts and a playground, an off-leash dog park – it’s what a lot of people are looking for, but aren’t able to get in a downtown core.”

The Code Condos will feature executive concierge service, a residents’ lounge, fitness club, private outdoor terrace and even a pet washing station on the main floor.

Hariri Pontarini Architects designed the contemporary structure and the developers took neighbourhood feedback to heart, speaking to residents in the park and working with area locals on the design of the nine-storey structure. Brown says the building will be a showpiece.

“For many, the site has been an eyesore so we’re excited to turn it into something that everyone in the neighbourhood is proud of, that everyone talks about.”

Residents will be able to enjoy suites with kitchens outfitted with custom cabinetry designed by Tomas Pearce IDC in a variety of materials and colours, composite stone countertops, frameless glass shower stalls, soaker tubs and plenty of other elegant finishes. Units range in size from 430 square feet to over 2,500 square feet and start from the mid-$200,000s.
