Skyway Development Group is building a seven-story private home at 34 West 21st Street in the Flatiron District.

Located between Fifth and Sixth avenues, the 6,500-square-foot project will rise next to one of Skyway’s properties, an office building at 30 West 21st Street. The new building’s ground floor will have retail, while floors 2 through 7 will be occupied by a single-family home. The residence will be capped by an outdoor terrace, and there will be basement storage, along with first-floor parking for one car. The architect of record is Karl Fischer, according to the plan exam application filed January 2nd.

Skyway acquired 30 West 21st for $38.5 million in June, according to public records. The 60,000-square-foot, 12-story building received an extensive interior renovation and restoration of its Neo-Renaissance historic facade, according to Skyway’s company website. The 1907 copper and terra cotta-accented structure, pictured below, was a lounge and night club in the early 1980s:

In December, Skyway filed to subdivide the tax lot at 30 West 21st, leaving the empty space next to the existing landmarked building open for development. In the photo above, you can see the gap to the right where 34 West 21st will rise. Here’s a diagram of the division:

Skyway’s previous projects include The Emory Condominium at 27 West 19th Street and The Croft Building Condominium at 71 Nassau Street.
