Next up for Long Island City’s development-heavy Court Square area? A new, relatively modest building at 11-30 45th Road.

Located between 11th and 21st streets, the six-story project will have 24 units, according to the plan exam application filed December 5th. The 22,488-square-foot project will be designed by Raymond Chan Architect. The building will include enclosed parking for 14 cars and a roof gym.

The site, across from John F. Murray Playground, is currently home to a one-story warehouse built in 1948. The developer, Murray Park South LLC, acquired the building for $3.8 million in September. The seller, Spade Warehouse LLC, forked over $3.4 million for the property back in 2007.

The project is a block south from 45-unit condo One Murray Park at 11-25 45th Avenue, and half a mile from the 1,000-unit rental 43-25 Hunter Street.

Also in the ‘hood, an ODA Architecture-designed building is slated for 22-22 Jackson Avenue. Jeff Gershon is the developer of the 10-story, 182-unit project.
