The Blatt Billiards loft building in Union Square is getting a major expansion and going fancy (half-)residential.
The five-story commercial structure at 809 Broadway between East 11th and 12th streets was formerly the headquarters of pool table manufacturer Blatt Billiards. It will be converted into a 15-story mixed-use building, according to a plan examination filed October 31st. The project, designed by ODA Architecture, will be 10,418 square feet of residential space spread over just three units.
The building will have private storage, bike storage, recreation room and a sauna in the basement, with offices on the second through eighth floors. The residential portion starts on the ninth floor, with a full-floor unit; a duplex occupies floors 10 and 11, while the whole shebang is capped by a triplex on floors 12 to 14.
The property went into contract in May for $24 million, with the closing date set for January 2014, The Real Deal reported. The buyer of the 23,152-square-foot building was identified only as 809 Broadway Associates. Blatt Billiards, which has been making custom pool tables at the location since 1943, bought the property in 1972.
