The Ritz-Carlton Residences, Miami Beach by Lionheart Capital will kick off sales mid-November.

The seven-acre project on the shores of Surprise Lake will have 111 condo residences and 15 villas. The two- to four-bedroom homes range in size from 1,700 to over 10,000 square feet, with prices from $2 million to $25 million. The LEED-Certified development at 4701 Meridian Avenue is Piero Lissoni’s first architectural project in the US.

The interiors, also designed by Lissoni, will have Boffi kitchens with stone countertops, Gaggenau appliances and built-in coffee systems. Every home will be wired for smart-home tech, and many units will feature private elevator foyers, terraces, summer kitchens and plunge pools.

Amenities include a waterfront social room with a bar, catering kitchen and entertainment system, an infinity-edge pool with waterfall, cabanas, whirlpool spa, club room with virtual golf, screening room, gym, game room and children’s playroom. There’s also a landscaped half-acre rooftop pool deck with views of Miami Beach, Downtown Miami and Biscayne Bay.

The development boasts an on-site marina and private luxury vessel for Intracoastal and beach access. Oh, and don’t forget the valet parking, two attended lobbies, concierge and dog grooming room.
