Adam America is planning a new rental in Boerum Hill.

595 Baltic Street, located between Third and Fourth avenues, will have nine stories and 70 units, according to the plan exam application filed October 7th. There will be retail on the ground level, bike storage, outdoor recreational space and two duplex apartments on the eighth and ninth floors. The project, designed by ND Architecture and Design PC, will clock in at 51,893 square feet total.

Amenities will include a part-time doorman, lounge, gym, roof deck and private storage, according to the developer’s site.

Epiros Realty LTD sold the lot, located at 583-599 Baltic Street, to Adam America in April, public records show. Demolition permits were filed in August for the existing one-story auto shop on the site.

Which brings us to the rendering up top — we’re curious about that orange eighth and ninth floor extension. [ed. 10/16/2013: The developer told us that because the zoning changes right on the property, Adam America is allowed to build two stories higher on one side.]
