Renderings: S3 Architecture

A six-story, 16-unit rental will rise at 596 Washington Avenue, at the junction of Clinton Hill and Prospect Heights.

Also known as 863 Atlantic Avenue, the 13,103-square-foot project will have retail on the ground floor, according to the plan exam application filed August 20th.

S3 Architecture is designing the building, which will include duplex apartments with tall ceilings and lots of light, according to the design firm’s site. All units will have balconies, terraces or patios for access to outdoor space, and there will be a rooftop recreation area.

The developer, Chess Builders LLC, was also behind The Yard LIC at 2-26 50th Avenue. The 12-story Karl Fischer building offered 83 studio to two-bedroom units, with interiors by Durukan Design. Pricing for the condominiums started at about $300,000.

The corner lot at 596 Washington Avenue was formerly home to auto repair and tire store Muhammad’s Tire Mecca.
