149 Kent Avenue diagram L+M Development Partners is planning a new mixed-use building at Williamsburg’s 149 Kent Avenue, near the developer’s previous Northside Piers project.

Plans for a seven-story, 164-unit building were filed June 21st. The development will be designed by GF55 and will have attended parking, bicycle storage and a common rooftop terrace, as well as private rooftop terraces. The project will measure 143,941 square feet total, with 129,287 square feet of residential space and 14,654 square feet of retail.

L+M purchased the property, which housed a 40,000-square-foot warehouse, for $19.98 million in July 2012, The Real Deal reported. A demolition permit for the existing warehouse was filed June 3rd.

L+M collaborated with Toll Brothers City Living and RD Management on the first two Northside Piers towers, which had 450 units total. The third Northside Piers residential tower is currently rising at 1 North 4th Place on the waterfront.
