Chateau Westmount SquareA Chateau Westmount Square penthouse in downtown Montreal is for sale by its owner, and it will cost the buyer a pretty penny.

The penthouse, with its white marble floors, spiral staircase, and breathtaking views of downtown Montreal, is listed on DuProprio, a national real estate services company that champions the for-sale-by-owner approach.

With an asking price of $3 million, the penthouse is the most expensive condo in the country ever listed on the DuProprio site.

Robert Bellini, the owner of the two floor unit, told the Montreal Gazette that he’s getting mixed reactions for his decision to handle the listing himself, even though he stands to save $150,000 in commissions.

“I’m getting a lot of different reactions,” Bellini told the Gazette. “Some people think I’m crazy to put in the time and effort. Other people are telling me to go for it.”

DuProprio doesn’t typically list high-end homes, but Bellini’s property proves that the do-it-yourself approach is gaining popularity.

“I’ve never really seen DuProprio in Westmount; this does not happen very often,” broker Joseph Montanaro told the Montreal Gazette. Montanaro specializes in high-end properties with Sotheby’s International Realty Canada.

“It may work for certain $200,000 listings, but it is not a vehicle to move high-end properties,” Montanaro said of DuProprio’s service, which is known as Comfree outside of Quebec.

Bellini put the condo on the market over a month ago and, although several interested parties have contacted him and toured the unit multiple times, no one has made an offer yet.
