Last Wednesday saw the ʻtopping offʼ ceremony for 1717 Avenue Road [map] from Tribute Communities which launched this new luxury condo in North Toronto towards completion.

A topping off ceremony is a tradition within the industry that marks the moment the concrete structure has been completed. Congratulations from BuzzBuzzHome to Tribute, RioCan, and all the purchasers!

To celebrate this event, a ceremony and lunch is provided to all the tradesmen and staff who have helped to reach this major project milestone. It’s a pretty nice way to say thank you.

David Speigel, Tributeʼs Vice President of Operations, says such an event is a traditional way to celebrate progress on a project. “Itʼs a commemorative milestone for our team. It signifies the end of the superstructure erection and that weʼre now approaching the finishing stage of the building,” Speigel said.

The 7-storey 1717 Avenue Road Condos features two collections of suites – the Avenue Collection and the Garden Terrace Collection. The Avenue Collection is on the first four floors, with one-bedroom-plus-den to two-bedroom-plus-den layouts.

The Garden Terrace Collection takes up the top two floors, and features two-bedroom-plus-den layouts with large terraces.

The lobby is an extended hotel-style port cochère

The local neighborhood and City of Toronto were a big part of the planning and success of the building from the beginning, with many of the recommendations of the Avenue Road study conducted by the City in 2007 being adhered to (the key recommendations of this study focus on creating conditions for mid-rise developments of five stories with limited opportunities for larger-scale developments up to seven stories).

Tribute Communities partnered with RioCan to develop an active retail frontage on the streetscape which includes Bank of Montreal, Rexall Pharmacy and shoe retailer Walking on a Cloud. This will surely result in a mixed-use development that contributes interest and excitement to an already established community.

We’re told that the project remains on schedule with a construction completion date set for February 2011 with new owners beginning to take residence in the spring of 2011.

89% of the units have already been sold which leaves only 9 suites still available so if this is a development that you’re interested in, you better hurry up!
