12 Degrees [map] is a new condominium (with townhouses) by BSäR Group of Companies currently in preconstruction at 15 Beverley St. in Queen Street West, Toronto, Ontario. Condos/TownHouses range in price from the mid-$300s to around $1million. The project has a total of 90 units.

Location, location, location… YES! Typically condos are being developed FAR west on Queen. This one is smack-dab in the centre (check it out on the map, here).

Design, design, design… YES! Check out that rendering to the left, with designs by Core Architects. Awesome.

According to John Bentley Mays, in the Globe and Mail:

“… this historic stretch of Queen Street will get its first important glimpse of inventive, high-density architectural modernism since the current Toronto real-estate boom began.”

What else is cool is the unit-mix of the building. According to the Globe and Mail, there will be 90 units ranging in area from 450-square-foot studios to 1,700-square-foot suites with three bedrooms.

Yes. Twenty 2-bedrooms and ten 3-bedroom units. Looks like Toronto will start to see real urban-family living.

Why the name 12 degrees? You will have to speak to the architect, but it is based on the 12-degree angle that condo sits on the townhomes. Very cool name. Much better than a silly city name, or a weird website URL indicating the price!
