With the condo market in Toronto very close to crossing the $600/foot range and new developments selling higher there still remains some options out there for buyers though current market levels in the homes side of the market are pushing buyers towards the condo market. Let’s look today at a 300-square foot house being marketed and listed by Antonio Nardi of Remax 2000.
The Little House – http://www.thelittlehouse.ca/ – is a gem in our sprawling city which is growing upwards by the day. Listed at $179,000 (and negotiable with the help of a good Buyer Broker) you can have your little gem situated within walking distance to the growing and amazing St.Clair West Village in mid-town Toronto.
This brings the question which ultimately would be decided upon by the end buyer – condo or mini house? I sold a Bachelor Unit a few weeks ago in Liberty Village for $215,000 which was about 400 square feet with a tiny balcony. Taxes on this bachelor were the same as the “little house” and maintenance fees of $200 on the condo would be similar with this property. The difference would be land and parking for 2 cars and a patio/backyard great for entertaining.
