ART Condos, the bold new venture by artist/designer/developer Gary Silverberg is an iconic tribute to the spirit, the look, the feel and the sensibilities of Toronto’s unique Queen West arts community.

ART Condos will begin rising in 2010 from the site of an old light industrial building on the northeast corner of Dovercourt Road and Sudbury Street, a block south of Queen West. Mr. Oleson has delivered an elegant, terraced, 11-storey mid-rise. Some of those terraces are as large as townhouse backyards.

One of the distinctive features of ART Condos is the range of suites it offers. They start with superbly functional studios and go right up to three-bedroom suites measuring more than 1,600 square feet. The goal of combining comfort with function was why Mr. Silverberg recruited 3rd Uncle Design Inc. That company has carved itself out a sterling reputation for its work in the hotel trade, especially boutique signature hotels.

“What better group to design smaller interiors than specialists in hotels?” Mr. Silverberg says. “The best hotel rooms combine that need for comfort and efficient use of space. They can also offer that special added glamour that lifts a room far beyond the ordinary.

While the main amenity with ART Condos is certain to be the surrounding neighborhood, the Silverberg team has not overlooked the things that brighten stay-at-home days and nights. ART Condos will offer a board room, an in-house theatre, a superbly comfortable lounge with its own kitchen and cocktail bar.

Residents can step out of the lounge onto and expansive rooftop terrace, a green getaway in the sky complete with BBQ area and quiet nooks for relaxing. And yes there is that obligatory fitness and workout room.

As an added fillip, ART Condos devotes a large part of its lobby to gallery space where local artists can regularly display their work.
