This week has been flush with news about the recovering real-estate marketing, and as such there is no better feeling for the city than seeing shovels in the ground, and another project breaking ground!

On November 9, Deputy Mayor Joe Pantalone drove the spade into the ground, which marks the beginning of the countdown to move-in day for the owners of LTD! LTD is more than 80% sold and is one of the downtown projects given the green light to proceed.

By this time in 2011 the purchasers of the 199 suites (over 15 storeys) will be hanging curtains and drapes, arranging furniture and enjoying all the pleasures life in the heart of Toronto.

“The fact that we have been able to make a construction start speaks volumes about the terrific value of this project,” says Rony Hirsch, president of Malibu Investments. Malibu is the same company that created Malibu at Harbourfront – right next door – and Gramercy Park next to the Wilson subway station.

“What LTD represents is an alternative to the mega projects that have sprung up near Lake Ontario,” he says. “It is a charming boutique-style building, artfully tucked away from the traffic and hurly burly of Lakeshore Boulevard.

Suite Amenities? Each of the suites has a large balcony and all have the range of quality finishes Malibu Investments has won a name for in the industry. They include such touches as hardwood floors, granite counter tops, stainless steel appliances and tiled backsplashes.

“It is an alternative to almost everything else in the neighborhood,” says Mr. Hirsch. “It offers the perfect option for those who don’t want a high-rise, who don’t want to be surrounded by the hubbub of being right in high traffic areas, but do want to have everything great downtown Toronto offers within a few minutes walk.”

Project Amenities? LTD offers a fully equipped exercise room, a media room, party room, board room and guest suite. The indoor lounge opens onto an outdoor terrace on the seventh floor to provide the perfect hideaway for catching the morning and afternoon sun.

How cool is this! Once dusk falls there is a giant outdoor screen for watching first run or classic movies: Your own outdoor Theatre by the Lake.

Area Amenities? Need to stock the pantry? There is a new food store coming across the street. Fancy some exercise? The Martin Goodman Trail is at your doorstep for walking, jogging, inline skating or cycling as are a number of green, treed city parks. The TTC stops at your door, Lakeshore Boulevard and the Gardiner Expressway are minutes away. For those needing to commute to places such as Ottawa and Montreal on a regular basis, the Island Airport is within walking distance.
